One off the specific features our new applicants & clients invariably ask us for, is a terrace. A terrace is not a rentable area. Its effectively free space. In some respects it may compliment the rent the landlord asks for on their floor, however altitude will do this in any event, with top floors normally always attracting premiums over lower floors (assuming there are lifts)!

Terraces, be they sky gardens, roof terraces, balconies, or other - are irresistible to tenants and developers are increasingly adding them into their schemes (where planning permits). Such floors with terraces always let first, over a floor without a terrace. From our research only approximately 2.5% of the offices presently available and vacant in London have any viable outdoor space. Less than 1% have a unique terrace, that being greater than 200 sq ft.

On behalf of our client Amsprop we are presently letting the only small, refurbished top floor office with a terrace in EC4. This building, 4 St Paul's Churchyard EC4, is directly adjacent to St Paul's Cathedral and has not only terrific views but also an amazing roof terrace.

The floors available have been refurbished to a new Grade A specification and have a new reception with commissionaire. The top floor with the terrace is 1,100 sq ft. Or this coupled with an adjacent floor combined could provide approximately 3,300 sq ft. The office rent being sought is very equitable to space in other similar offices, yet unfortunately for them they do not have a glorious terrace.
